SESSION 1 (Sep 19th – 6-9 :30 pm)

  • How does an investor look at a building, the land, the zoning, location, other structures on the property. What questions should the investor ask the seller/owner of the property. What is the ultimate potential of the property
  • How does an investor find the properties.
  • Do you have what it takes to be a successful real estate investor?
  • Analyzing the potential profit of the property by preparing a “flip chart”
  • Analyzing the possibility of making the investment a rental and what are cap rates

SESSION 2 (Sep 26th – 6-9:30 pm)

  • NET OPERATING INCOME STATEMENTS & CAP RATES
  • The entire session will be devoted to working up a Net Operating Income Statement and analyzing the return on investment (cap rate)

SESSION 3 (Oct 3rd – 6-9:30 pm)

  • Finance –What’s the difference between Fannie Mae, FHA, USDA, VA loans and what are they about – How do lenders look at borrowers, both investors and owner occupant purchases
  • What is the GFE and how to tell if the lender is ripping off the borrower – Repairing credit and helping potential buyers get their credit ready for your sale – Why lenders allow some investors a huge line of credit & not others -Lender terms – what they mean

SESSION 4 (Oct 10th – 6 – 9:30 pm)

  • The art of negotiating. Simple tools a savy investor would use to negotiate the best price and terms.
  • We will do some role playing and discussion about how to communicate with the seller and make it a “win-win” for everyone.

SESSION 5 (Oct 17th – 6-9:30 pm)

  • HUD Statements – It’s vital to understand them, as they are the final accountability of all the money that is transacted in the sale. We will have sample HUD statements to analyze.
  • Real Property Laws – There are laws regarding a sale that even a non-licensed person needs to know about real estate. Understanding them and the vocabulary that goes with it is vital to staying on top of the “deal”. Each student will receive a vocabulary list, with definitions spelled out in simple terms, easy to understand.
