Often shortened to simply "Sub2," this method of deal-making is a WIN-WIN in that by taking over the existing financing on a property, you help your seller get out of a sticky situation and you get a property to manage as fits your investment strategies. However, as with most things involving money, there are potential pitfalls to be aware of!
Brian Elam, the managing attorney for Innovative Closing Solutions, and John Hamrick, independent insurance agent with Brown Davis, will enlighten us to these issues and answer questions. A you might imagine, here is a lot of information to cover to understand this topic well.
